The Washington + National site is directly opposite the last station of phase one of the MTA Expo Line. The adjacent sites are also slated to become mixed use developments making this Culver City intersection a true high density, transit oriented hub. This project consisted of 115 apartments constructed over 40,000 s.f. of retail space with a two level subterranean parking structure. Urban Strategies was retained to review and revise the design for improved constructability, reduced construction cost, functionality and leaseability. Urban Strategies led the design consultant team to complete the entitlement documents and prepare construction drawings.

Key Accomplishments:
  • Solicited proposals for architectural and engineering design services, negotiated fees and agreements
  • Led design coordination meetings with the Owner, Architect, Consultants and the General Contractor
  • Reviewed the Schematic Design documents and made extensive recommendations to simplify construction, improve efficiency, increase the leaseability of commercial spaces and reconfigure residential unit mix and plans
  • Recommendations included: relocating the loading dock to eliminate cross traffic with the loading dock, reconfiguration of parking ramps, elimination of tandem parking spaces and reconfiguration of the retail and residential parking access
  • Recommended relocating Leasing Office location to the Washington Blvd. elevation for improved visibility and project identification
  • Recommended reconfiguring the residential units resulting in fewer unit types, better stackability and the creation of premium rental units at the upper levels and prominent corner locations
  • Led design team to revise the landscape design for the public plaza at the corner of Washington Blvd. and National Blvd. which faces the MTA station
  • Recommended revisions to the retail space configuration to improve leaseability and operations
  • Reviewed the traffic study environmental documents and made recommendations to reduce the impact of traffic mitigation measures
  • Coordinated with City officials to define street dedications along site perimeters
