A pair of non-descript 1970's vintage concrete tilt-up warehouses in Culver City's Hayden Tract were transformed into a state of the art creative office campus now leased to the Beats by Dr. Dre, division of Apple, for their corporate headquarters. Totaling 110,000 s.f. the two buildings were seismically reinforced and large window opening were cut into their blank walls. Sawtooth clerestories with north facing windows were added to the roof to bring natural light to the interior spaces. A mezzanine was added which increased leasable area and provided dramatic second story creative space. The entire campus was re-landscaped with drought tolerant plant material. Key Accomplishments.

  • Administered a comprehensive RFP process to qualify and retain General Contractor
  • Negotiated GMP Construction Agreement with shared contingency savings as incentive to reduce sub-contractor buy out cost and minimize change orders
  • Reviewed architect and engineer design documents for coordination and conformance with program requirements
  • Performed value engineering to reduce construction cost while preserving design intent
  • Provided on-site construction administration from demolition through Tenant turnover and closeout
  • Processed pay applications, negotiated change orders and submitted draw requests to the lender
  • Negotiated Tenant Workletter terms and conditions
  • Coordinated concurrent construction activity of Landlord's core/shell and Tenant's interior separate General Contractors to meet critical lease milestones
  • Project Management services were provided while Principal was engaged by Hackman Capital Partners
