Located in the heart of Los Angeles' Chinatown neighborhood, the nearly two acre Blossom Plaza site was a true mixed-use, transit oriented, gateway development. The project was to serve as the main pathway from the elevated MTA Gold Line station through the project's 18,000 s.f. Cultural Plaza and commercial arcade to the heart of the Chinatown Historical District. The program included 262 apartments of which 53 were affordable housing units reserved for Very Low Income residents. The ground level contained 43,000 s.f. of retail space. The Cultural Plaza was landscaped to accommodate community gatherings, recreation, entertainment and celebrations. The three level semi-subterranean parking structure contained 372 spaces and is a public/private partnership with the City of Los Angeles. The project was targeted to achieve LEED © Gold certification.

Key Accomplishments:
  • Retained General Contractor for pre-construction services by issuing an RFP and pre-negotiating construction terms and conditions
  • Managed the design and engineering team to prepare schematic design documents and a comprehensive outline specification for comprehensive construction estimating during the Schematic Design phase
  • Evaluated alternate design strategies to achieve LEED © Gold certification in the most cost effective manner
  • Negotiated and coordinated a subterranean electrical substation with LA DWP
  • Led the design team to integrate SWPP (Storm Water Prevention Plan) into the project design using primarily on-podium landscaped planters
  • Obtained building code modifications from Los Angeles Department of Building and Safety to allow five stories of Type III construction over two levels of above grade Type I construction to achieve 7 stories
  • Led value engineering effort, during the Schematic design phase to reduce construction cost 15% before completion of construction documents
  • Developed and managed project design/construction schedule and cash flow budget
