The Hollywood Flats condominium project was located just south of Sunset Blvd. and part of the revitalized urban core of Hollywood. This project consisted of four stories of 48 market rate condominiums, with a landscaped pool deck over 2 1/2 level semi-subterranean parking structure. A state of the art marketing campaign was launched after an extensive market study of comparable condominium projects coming on-line in Hollywood. Building permits were ready-to-issue when the site was sold in response to changing financial conditions.

Key Accomplishments:
  • Administered RFP for General Contractor for pre-construction estimating, constructability and value engineering review during the design phase
  • Retained the Architect and all design consultants
  • Established project program for unit plans, unit mix, amenities, finishes and overall design in response to market conditions
  • Oversaw all Owner Architect Contractor meetings to ensure proper coordination of trades and progress of design documents
  • Reviewed all design drawings and specifications for completeness, coordination and conformance with project program
  • Managed hard and soft cost budgets and monitored actual vs. budgeted expenses
  • Negotiated Owner Controlled Insurance Plan (wrap policy) to respond to SB800 10 year warrantee requirements
  • Negotiated construction agreement terms with regard to OCIP coverage
  • Obtained Vested Tentative Tract Map entitlements from City Planning
  • Obtained "Pink" and "Yellow" sheet approvals from Department of Real Estate
  • With the aid of legal counsel coordinated the language of all HOA documents, CC&R's, Purchase & Sale and OCIP insurance coverage documents to control exposure under SB800 requirements.
