Unlike conventional retail centers, Sunset & St. Andrews is configured with the parking at the rear and the retail spaces fronting the Sunset Blvd. sidewalk. This arrangement enhances pedestrian activity and encourages outdoor dining spaces which are greatly desirable amenities in this neighborhood. Award-winning Architects Roschen Van Cleve designed a highly articulated and playful façade that adds urban vitality to this otherwise grim stretch of Sunset Blvd. The success of this retail center is evidenced by its long-term national credit tenants such as Starbucks, Sprint, H & R Block and Panda Express.

Key Accomplishments:
  • Administered an RFP to select and retain a General Contractor to provide pre-construction services during the design phase and construct the project using a GMP agreement
  • Led Owner Architect Contractor design coordination meetings to ensure construction documents were proceeding according to program and schedule
  • Reviewed design documents for completeness and coordination
  • Performed Value Engineering to maintain the construction budget without sacrificing design intent before the construction drawings were completed
  • Negotiated a Guaranteed Maximum Price with the General Contractor which minimized Change Orders during construction
  • Provided on-site construction administration from demolition through to Project Closeout
  • Resolved unforeseeable conditions discovered during construction such as underground storage tanks and inadequate municipal sewer capacity
  • Coordinated public utility installation with typically uncooperative municipal service providers
  • Change Orders did not exceed 5% of the original construction cost budgets
  • Prepared Landlord Workletter for Retail Tenant Buildout and assisted each tenant construct their space
