Whole Foods Hollywood was a build-to-suit development adjacent to the Hollywood Western MTA station. Due to the compact nature of this urban infill site the parking for this 42,000 s.f. store was at the second and third levels above the ground level retail. The highly restrictive Specific Plan required extensive CEQA analysis and zone variance requests to the Planning Commission and City Council. The project received broad community support from the neighborhood stakeholders, Neighborhood Council and Councilman Tom La Bonge, Whole Foods revised their business model for significantly larger store size and did not proceed with this project.

Key Accomplishments:
  • Administered an RFP for architectural services which required a design concept presentation for approval by Whole Foods
  • Administered an RFP for General Contractors to provide pre-construction and design-build services
  • Negotiated A.I.A. based design and construction agreements whereby the Developer retained the Design Team through the Schematic Design phase and the design contract was then transferred to the General Contractor for design/build for a stipulated sum
  • Assembled and led the Entitlement Team to obtain complex governmental approvals. The team included: Land Use Consultant, Environmental Consultant, Traffic Engineer, Community Outreach Consultant and Land Use Attorney
  • Oversaw preparation of the Traffic Study and Environmental Impact Report (CEQA). Recommended revisions to the Traffic Study to minimize expensive traffic mitigation measures
  • Performed public presentations to the Neighborhood Council and contentious neighborhood “activists”
  • Met with the Planning Department, Community Redevelopment Agency and Councilman La Bonge to receive government support
  • Led Community Outreach effort to generate public support through support card mailers, website and neighborhood attendance at governmental hearings
  • Negotiated the Landlord Workletter with Whole Foods Market to faciliate their buildout
  • Worked with Whole Foods Project Managers to review and modify the core/shell design to meet their requirements
  • Led design meetings with the Architect, Engineers and General Contractor to ensure design documents were progressing in accordance with program, budget and schedule requirements
  • Performed Schematic Design value engineering to ensure the design would be built on budget
